What areas do you manage properties in?+
We currently manage properties across Auckland, Wellington, and Christchurch. If your property is just outside these areas, get in touch — we may still be able to help.
How do I get started?+
The easiest way is to book a free rental appraisal through our contact page. We'll visit your property, discuss your goals, and give you a no-obligation recommendation.
Do you manage commercial properties?+
Our primary focus is residential property management. For commercial enquiries, please contact us directly and we can advise or refer you to a trusted partner.
For Landlords
How do you find tenants?+
We use professional photography, syndicated listings on major platforms, and our own tenant database. We also conduct thorough open homes and private viewings.
How often do you inspect the property?+
We carry out routine inspections every 3 months with detailed photo reports sent to you within 48 hours.
What happens if a tenant doesn't pay rent?+
We have strict arrears protocols. Tenants are contacted immediately on day one of a missed payment, and we escalate in line with legal requirements if needed.
Can I use my own tradespeople for repairs?+
Yes — if you have preferred tradies, we're happy to coordinate with them. Otherwise, we have a vetted network of reliable contractors on standby.
For Tenants
How do I apply for a rental property?+
Find a property on our listings page and click 'Apply'. You'll need ID, proof of income, and rental references. The whole process takes under 10 minutes.
How quickly will I hear back after applying?+
We typically respond within 1–2 business days after receiving your full application and completing reference checks.
What is the bond and rent in advance?+
Standard bond is up to 4 weeks' rent, plus 2 weeks' rent in advance. The bond is lodged with the relevant tenancy authority.
How do I report maintenance issues?+
Log any maintenance request through the tenant portal. Urgent issues (water, heating, security) get a same-day response 24/7.
Can I have pets?+
It depends on the property and owner. The listing will indicate if pets are considered — just include your pet details in your application.
Fees & Contracts
What are your management fees?+
Our fees are competitive and transparent. We charge a percentage of rent collected — no hidden charges, no setup fees. Contact us for a tailored quote.
Is there a fee if the property is vacant?+
No. We only charge management fees on rent actually collected. If the property is vacant, there is no management fee.
What is the notice period if I want to cancel?+
Either party can terminate the management agreement with 30 days' written notice, in line with our standard terms.
Are there any upfront costs?+
There are no upfront costs to start management. Our leasing fee (for finding a tenant) is only charged once a tenant is successfully placed.
